WARNING - PLEASE READ

I represent only financially secure Landlords.  For over 11 years, I have personally listed Anthem Homes for Lease and NOT one of my Landlord clients has been Foreclosed or Short Sold during a Tenant's Lease Term.  I want Tenants to sleep peacefully; not awaken to a Foreclosure Notice on the door.  It is my policy and my personal commitment to maintain a No Foreclosure Record.

All of my Landlord clients pay the Homeowner Association (HOA) dues and for homes inside the Anthem Country Club, the Club dues as well (Tenants are NOT billed for the Dues in addition to the rental rate stated above).  I have received reports from renters that some Landlords (not my clients) charge tenants for some or all the Dues in order to use the amenities.  I believe few Landlords do this, but you should double-check the Lease before signing.

I have received tenant complaints of Landlords (none of my clients) not paying their Dues.  Consequently, the Club and/or HOA has cut-off the Tenant's access to the amenities.  I believe most of these cases involved Landlords in the process of being Foreclosed or Short Sold.

Beginning in 2006, I received many phone calls and emails from renters looking for another home to rent because their Landlord was in Foreclosure and/or Short Selling.  Consequently, the tenants wanted to move or in some cases were forced to move before their Lease expired, because the home was foreclosed.  Even though the number of Foreclosures and Short Sales has declined significantly, renters should take prudent steps to protect themselves and their family.

I recommend that All Renters search the public records for any home they are considering leasing, see link below:

If possible, check to make sure that a "Notice of Default" has not been recorded and verify the property taxes have been paid current.  Please keep in mind that a property owner may be delinquent in their mortgage payments and/or property taxes, but a public "Notice of Default" may not yet have been recorded by the Lender.  Therefore, checking the public record is NO Guarantee that the home will not be foreclosed at a later date. For this reason, I recommend researching the financial background of the owner before leasing their home.  Do not be afraid to ask basic questions (example: Do you have equity in the home?).

Finally BEWARE of fraudulent rental ads on Craigslist, Zillow, and other sites that allow anyone to post free rentals ads; unfortunately scams are all to common on these sites.  Instead, contact a local REALTOR that can help you find legitimate homes for Lease by searching the Multiple Listing Service (MLS).
